The problem with banks (and especially your local branch rep) is that they have several hundred products that they have to sell. How can they have expertise in all of them? Quite simply they don't. And if you do get lucky enough to find someone experienced who does know a lot about mortgages, they simply may not have any solutions for your credit is less than perfect or you don't fit inside their rather narrow set of approval criteria.
