What is a Reverse Mortgage?

Unlock Your Home’s Equity Without Giving Up Your Home

A reverse mortgage lets homeowners aged 55 and older borrow against the equity they’ve built — tax-free, with no regular payments required — while staying in the home they love. Instead of you paying the bank, the equity in your home works for you.

Quinte West, Belleville and Prince Edward County have one of the highest concentrations of retirees in Eastern Ontario, including many CFB Trenton veterans and retired federal employees who settled here after their service. There’s more choice in this market today than there’s ever been in Canada, with several federally regulated lenders now competing for your business.

 Reverse Mortgage Quick-Facts and Features

  1. 1

    Tax Free Money

The money you receive does not constitute a part of your taxable income, meaning that your Old Age Security (OAS) and Guaranteed Income Supplement (GIS) is not affected.

  2. 2

You Keep Full Ownership of Your Home

Contrary to popular belief, you will not lose your home with a reverse mortgage. You’ll never be asked to move or sell to repay it. The requirement is to maintain your property and stay up-to-date with property taxes, home insurance and condominium or maintenance fees while you live there.

  3. 3

    No Regular Payments Required

Most reverse mortgage products require no monthly payments at all for as long as you or your spouse lives in the home — the loan, plus accumulated interest, is repaid when the home is eventually sold or the last borrower moves out or passes away.

  4. 4

Use The Money However You Choose

A reverse mortgage can help you enjoy your retirement or cover unexpected expenses. Pay for medical bills, upgrade your home, help family and loved ones, travel and pay monthly expenses without depleting your current savings. Any outstanding loans secured by your home typically need to be paid out first from the proceeds.

  5. 5

    More Choice Than Ever Before

Canada now has several federally regulated institutions offering reverse mortgages, and growing competition between them has pushed rates down over the past year. Options today go beyond the traditional “no payments, ever” structure — newer products let qualifying homeowners aged 55-70 take their funds as a lump sum with reduced interest-only payments for a set number of years before payments stop being required altogether, which can mean access to more money at a lower overall cost than a traditional home equity line of credit. Which structure fits best depends on your age, goals and how long you plan to stay — exactly the kind of comparison an independent broker should be doing for you.

  6. 6

    Basic Qualification

Every homeowner on title must be 55 or older (the amount available generally increases with age), the home must be your primary residence in Canada, and property taxes/insurance must be current. Depending on the lender and product, you can typically access up to roughly 55-59% of your home’s appraised value. Most traditional reverse mortgage products require no income or credit check; some of the newer hybrid products do factor in income, affordability and credit, so it’s worth comparing before you decide which direction to go.

One Call to a Lender Only Gets You Their Product

Call a bank or lender directly about a reverse mortgage and you’ll get one company’s product, priced the way that company prices it that week. You won’t be told whether a competitor has a better rate, a lower fee, or a structure that actually suits your situation better — because it isn’t in their interest to tell you.

As an independent mortgage broker, I compare the options across Canada’s reverse mortgage providers side by side — rates, fees, how much you can access, and whether a traditional no-payment structure or one of the newer partial-payment options fits your plan better. Sometimes a reverse mortgage isn’t even the right tool, and a conventional refinance, HELOC, or downsizing makes more sense; if that’s the case, I’ll tell you plainly rather than steer you toward a product just because it’s the one I can offer.

I’m local to Trenton, Belleville and Quinte West, so I also understand how homes in this area are valued and which lenders are comfortable with rural, waterfront or older properties that a national call centre might hesitate on. Every cost — rate, fees, legal, appraisal — is set out in writing before you commit, so you can compare it against your other options with full information.

Who This Helps Locally

Reverse mortgages tend to make the most sense for:

  • Retirees on a fixed income — including CFB Trenton veterans and retired federal or military personnel who settled in the area — looking to supplement a pension without taking on monthly debt payments.
  • Homeowners who want to stay in their family home or waterfront/rural property rather than downsize, but need better monthly cash flow.
  • Anyone covering rising healthcare, home-care or property tax costs on a fixed retirement income.
  • Homeowners who want to help a child or grandchild — with a down payment, education costs, or a difficult stretch — without depleting savings or investments.
  • Those weighing a reverse mortgage against downsizing, a HELOC, or a conventional refinance, and want an honest comparison of all three before deciding.

Reverse Mortgage FAQ

How much money can I get from a reverse mortgage?

Typically up to roughly 55-59% of your home’s appraised value, depending on your age, the lender, and the specific product. The older you are, the more you can generally access. An appraisal is required to confirm your home’s current value.

Will I or my family owe more than the home is worth?

No. Every reverse mortgage in Canada includes a no-negative-equity guarantee, meaning you (or your estate) will never owe more than the fair market value of the home at the time it’s sold, provided the home has been reasonably maintained.

Do I have to make any payments?

With a traditional reverse mortgage, no — there are no required monthly payments as long as you live in the home. Some newer products require reduced interest-only payments for a limited number of years in exchange for access to more funds or a lower rate; we’ll walk through whether that trade-off makes sense for you.

What happens to the reverse mortgage when I pass away or move out?

The loan, plus accumulated interest, becomes due. Your estate or your family typically has time to arrange repayment — usually by selling the home or refinancing — and keeps any remaining equity after the loan is repaid.

Do I need a lawyer for a reverse mortgage?

Yes, independent legal advice is required before closing. If you don’t have a lawyer you’ve worked with previously, we have a terrific network of legal partners knowledgeable about reverse mortgages we can refer you to, and virtual appointments are available.

Why use a broker instead of contacting a lender directly?

A broker compares products and pricing across Canada’s reverse mortgage providers instead of offering just one company’s option, and can tell you honestly if a reverse mortgage isn’t the best fit at all. There’s no cost to you to get that comparison done properly before you decide.

Do you help with reverse mortgages in Quinte West, Belleville, or Trenton?

Yes. We’re an independent mortgage brokerage based in Trenton, serving Quinte West, Belleville, Trenton and the surrounding area. We work with all of Canada’s major reverse mortgage lenders, including one that’s only available through a broker, not direct to the public, so you have more than one option to compare. If you’re a homeowner 55 or older wondering whether a reverse mortgage makes sense for you, call or message us for a no-obligation conversation.

Who qualifies for a reverse mortgage?

Generally, you need to be 55 or older and have enough equity in your home. The exact amount you can access depends on your age, your home’s value, and the lender, each has slightly different rules, which is part of why it’s worth comparing more than one. Happy to walk you through it, just give us a call.
