The honest truth is most don't, and likely don't even have access to more than about 6-8 institutional lenders. Most probably aren't even truly aware of the product offerings that are available at many lenders because they aren't active brokers with that institution.
I am able to say with a 100% degree of confidence that I have personally funded deals with 31 institutional lenders, in addition to numerous MICs and private lenders over the last 11 years.
