Planning a house flip? Get the financing right before you buy.

A bargain purchase can become an expensive project if renovation costs, carrying expenses or the resale timeline are underestimated.

What specialized flip financing can offer

Specialized flip financing may offer:

• 6–12 month terms with interest-only payments
• Fully open mortgages with no prepayment penalties
• Lending based on the property's approved after-repair value
• Options for properties needing substantial work
• The ability to use equity in another property as additional security

These features can help preserve working capital and give you flexibility to repay when the property sells. Interest-only payments do not reduce the mortgage balance.

Run the real numbers first

You still need a realistic renovation budget, funds to cover project costs and a clear repayment plan. Allow room for unexpected repairs or a longer selling period, and include interest, lender fees, legal costs and selling expenses in your numbers.
